Fees - Single family (1-4 units):
- Clearance Exams: 1-family home $375, 2-family home $490, Add $120 for each additional unit (3rd & 4th units)
- Single family DISCOUNTS (10%/25%): Repeat customers - 10%, Bulk purchase (3+ properties, all site visits on the same day) - 25%
Fees - Multifamily properties (5+ units):
- MULTIFAMILY Clearance Exams (5-20 units): $250 + $120 per unit (ALL units must be tested + common areas)
- Note: Any failed dust wipe will apply to that component in ALL units, complete with re-cleaning that component in all units.
- DISCOUNTS (5-20 units): If a building has replacement windows and paint is in good condition, the base price of a risk assessment is $250, not $450.
- Clearance exams - multifamily 21+ units: Pricing is property-specific. Project planning and implementation is much more time-intensive but the percentage of units that must be tested is generally lower if all units are similar. Common areas also need to be tested. Contact us to discuss
PAYMENTS:
Payment by Credit card
- Visual Inspection/deposit (due at the time of booking): $50 per property (if the visual inspection is passed, the fee will be applied to cost of clearance exam)
*a visual inspection is required by The State of Ohio before each clearance exam.
- Failed Visual Inspection: $50
- Failed Clearance Exam Report: Additional $100
- Missed appointment fee (prior to rescheduling): $50 (see Cancellation Policy)
Cancellation Policy:
All requests to change or cancel an appointment must be received at least 2 business days before the appointment date. If an appointment is missed, the $50 missed appointment fee must be paid prior to rescheduling. The definition of a missed appointment is, a) the client is more than 10 minutes late, and we have already left the site of the appointment, or b) an appointment is canceled with less than a 2 business-days notice.
ALL BALANCES MUST BE PAID IN FULL BEFORE CLEARANCE REPORTS WILL BE DELIVERED.
(Note: The written clearance exam report typically takes 4-5 business days to be delivered (by e-mail) due to laboratory turn-around time and the length of these reports. Multifamily reports typically take 8-10 business days. The report must be retained permanently by the owner. Upon sale/leasing of the property, this report must be disclosed and provided to the buyer/tenant.)
